Bozena Polish American Restaurant In Lindenhurst NY

Bozena Polish American Restaurant In Lindenhurst NY

My husband and I have eaten at Bozena Polish American Restaurant many times and we love their food! All their food is homemade. Not fresh-frozen and microwaved.

The waitstaff is great and we never had any problems.

My favorite dish is their Beef Stroganoff. Very tender and tasty.

Their Hungarian potato pancakes are huge and so delicious!

Browse their menu and you will see they have a large assortment of cold and hot appetizers, soups and salads. Many choices of Beef, Pork, Veal, chicken and fish main entreés. They also have a children's menu.

Can't dine in? No problem! They have a take-out menu for your convenience.

They also have catering services. My former boss had our Christmas Party there once and the service and food was perfect!

You Don't Have A Budget And You Wonder Why You Can't Buy A House?

So many people these days do not scrutinize what they spend. You need to sit down and evaluate what you spend each week and on what.

I know plenty of people that can't buy a house. Why?......

  • They spend an upwards of $300.00 a month on Starbucks. That is crazy! You are only adding to their profits. What is more important, equity or caffeine?
  • Gotta get my nails done. $100.00 a month to get nails done? Why? A manicure is all you need. That costs $7 to $10 every 2 weeks. Do you really need back-scratcher nails? It's not good for your real nails anyway. Getting a manicure will keep your real nails healthy and they will grow because of it.
  • "Oh, I need those $100 jeans!" Really? Why? Enough said on that subject.
  • $600.00 a month on 2 car payments. Do you really need to get new cars every 2 to 4 years? You do not. Keeping up with the Jones's is doing no good for you. It's nice to have a new car, but if it's preventing you from buying a home, it's not worth it. Wait until you can afford to do that.
  • Buying new clothes each season. Now this boggles my mind! Even if you fluctuate with weight, keep those clothes just in case. That way, you won't have to spend $1,000 each season for clothes. That is almost a mortgage payment right there in some parts of the U.S.
  • Lottery tickets. I know people that spend at least $100.00 a week on these, "you-will-never-win" lottery tickets. The odds are against you winning the big bucks. $400.00 a month in lottery tickets is nuts! If you've been playing for 10 years, that's approximately $48,000! Are you kidding me? That money could have been put away for a down payment on a home! Hoping to win the lottery is not the American Dream!
Get my point? I'm not saying you can't have any luxuries. Cut down on them.

When I was married to my ex-husband, I figured out if we stop going out to eat 4 times a week, we will be able to buy a house in under 2 years. We socked away his paycheck, and lived on mine. We lived like we had no money but it was temporary. We bought our first home in 1.5 years after we were married.

Now I know expenses and rent have gone up since 1992, but it hasn't doubled. It does take longer these days for a young married couple to save, but you can do it.

So, sit down and figure out what you spend and on what.

Be forewarned: You will go into spend-shock!

Losing Your Home In The Town of Babylon? Feeling Helpless? Let Me Help You Sell Your Home As A Short Sale!

Losing Your Home In The Town of Babylon? Feeling Helpless?
Let Me Help You Sell Your Home As A Short Sale!

You are behind in your mortgage payments.
You feel trapped and helpless.
You are tired of getting phone calls and letters from the bank that holds your mortgage.

Above all, you feel like you let down your family and yourself.

Losing a job, getting divorced, suffering an illness is why homeowners can't pay their mortgages. After months of not paying, some give up their homes to foreclosure. It doesn't have to be that way.

As of now, a short sale is better on your credit than a foreclosure. From what I've learned, selling your home as a short sale means you will not be able to get another mortgage at 3 to 5 years down the road. A foreclosure on the other hand, you are looking at a minimum of 7 to 10 years before you can get another mortgage, if at all.

I see all too often homeowners bailing out of their homes only to lose it to foreclosure. It really doesn't have to be that way.

I know, you are saying I have no idea what you are going through. But, yes I do. We have all been at one time or another faced with loss of income, illness and divorce. I've been there as well. I came close to losing my home years ago due to a divorce. My former boss cut our salaries at that time because times were tough. I had my emergency money saved and thought I would be fine but I used that up in 1 year. The cut in salary lasted for 2 years. I had to go out and get a part time job in order to keep my home and pay other bills. Thanks to my Mom for being there to watch my son while I did this. Even though my financial situation wasn't my fault, I felt sad, angry at my former boss, and a loser. I felt like I was the only person in the world going through this. I'm sure you feel the same way now.

Not everyone can go out and get a part time job like I did. Most do not have someone to watch the kids and it doesn't make sense to work part time in order to pay for a babysitter. If you been struck with an illness, a part time job to pay the bills is out of the question.

That is why a short sale is better. The bank will get more money for your home than with a foreclosure providing your home is in great condition. I've seen some beautiful homes in perfect condition go to foreclosure. Why? The homeowners just gave up due to lack of knowledge about short sales. They are losing their homes anyway so "why bother" is how they end up feeling. Like I stated above, it's better on your credit and you have a better chance in the future to get another mortgage. That is the way it is now. Who knows if this will all change in the future. Time will only tell.

You are not alone......
There are 180 homes on the market as short sales in the Town of Babylon.
59 in Lindenhurst.
1 in North Lindenhurst.
10 in Babylon.
46 in Copiague.
52 in Amityville.
45 in West Babylon
17 in North Babylon

Letting me assist you with selling your home as a short sale, I will be there for you throughout the entire process and after. It's hard to face the fact that you are losing your home, but I will be there for you every step of the way.

Growing Up In Lindenhurst Long Island New York
We moved to Lindenhurst in 1975. My parents bought their first home on 753 S. Pecan Street which is down the block from E.W. Bower Elementary School.

I have very fond memories from attending Bower Elementary School. Days of playing dodge ball during lunch time, playing on the swings, handball, jump rope, and hopscotch. I also remember my teacher, Mrs. Healy. She was a good teacher, but tough. You learned in her classroom. She had the unfortunate task of having to leave me back in 6th grade. As devastating as it was to me at the time, I realized the following year she did the right thing by me. On the last day of school, I didn't want to go because I was so embarrassed. Mrs. Healy called my home and convinced me to come and I did. She is one of the few teachers I will never forget!

After elementary school, it was time to enter the unknown: Lindenhurst Junior High School

I was excited to start Junior High School! Some students were nervous but I couldn't wait. It was a time of new beginnings and making new friends. I remember the clothing styles all too well! Jordache jeans, Sassoon jeans burnout hats, India shirts, capezio shoes, leg warmers, and toe socks, lol. I loved those toe socks!
I also remember the amount of fights the kids would get into with each other. So different and better today. I remember the Principal, Mr. Neil Lederer all too well. Almost every day that man would break up fist fights in the hallways. I remember on one occasion he broke up a fight and had a fist planted into his left cheek. He always managed to successfully break things up. He became the Superintendent of the Lindenhurst School District and retired in June of 2009.

Back then, Friendly's ice cream store was the place to be. It was located on S. Wellwood Avenue. It was a great place to hang out and catch up with friends. Now 7-11 is there and I guess the new generation will remember that spot in the future when they reminisce about their Middle School days! How times have changed!

Lindenhurst Movie Theater
I remember seeing Rocky I at this theater. What a great time we all had that night! Sadly, it is now closed.

This theater opened on December 25, 1948. It had 625 seats on the main floor and 140 upstairs. This popular movie house served the area for 54 years and closed Thursday, July 18 with "The Sum Of All Fears". It was taken over by UA Theaters in 1968 and was a first run house during this time. In the 1980's and 1990's, its price policy was as a reduced price theater. In 1998, UA sold the theater to 5 Star Cinemas which did some repairs but not to the falling apart seats and failed to keep the theater clean. If they only kept up the maintenance, it would still be there, or at least I would like to think so! Now it's home a new boat showroom.

Remember clamming? Since we lived across the street from the Shore Road canal, so many people had clamming boats like this one: I remember some of my neighbors making a living from this now non-existant trade. Those boats had character. Those were fun Summers learning how to clam!

High School is the best time of your life! I graduated from Lindy High in 1984. My son now attends and I can't get over how much has changed. This school has a pool and because of that, it's part of the gym curicculum. We would have pool every semester and no matter what time your pool class was, you never got enough time to dry your hair! You could be sitting in class in the middle of winter with a wet head! They now also have more classes to choose from for the students then they did back then.
I used to love going out during lunch time with friends. We would all flock to the little deli that was just up the block. We would get a bagel with cream cheese and put Doritos inside and of course a large iced tea! Life was good :) That deli made a killing back then. Now, the students are not allowed out for lunch. It's ashame. Just goes to show you how times really have changed.
Growing up in Lindenhurst back then was easier than today. We didn't have road rage, cell phones and email. Kids would be out all day during the Summer, come home for lunch and go right back out on our bikes. We were always told to be back home when it gets dark. And that is just what we did! Parents would watch out for us even when we weren't their kids. Stay-At-Home parents wasn't a choice. It's what they did. Now, most households have to have 2 incomes.

History
Pat Benatar graduated from the Lindenhurst High School in 1971
Nazism - Nazism Nazi sympathizers of the German Bund were centralized in Lindenhurst. In the mid-to-late 1930s, the German American Bund made its appearance and many of its Lindenhurst members were tried and convicted for treason. By 1937, up to 40,000 bundists would arrive on Sundays to celebrate Nazism in America, while young Siegfrieders lined up to greet them as the train pulled into Yaphank. A large contingent of Nazis also marched through the village of Lindenhurst that year. Carl Bergler became treasurer of the Lindenhurst Unit of the Bund in 1938 and funds were deposited in the First National Bank of Lindenhurst for the account of Efdende. This was the phonetic spelling of the Friends of the New Germany, the predecessor of the German-American Bund. Bregler became leader of the Lindenhurst Unit and he continued in that capacity until the Bund was dissolved.

Notable People In Lindenhurst - Dan Lauria, who played the role of the father from The Wonder Years also resided in Lindenhurst. Joy Behar of The View was once a teacher at Lindenhurst High School and taught while Pat Benatar attended. Hal Hartley, a film director, also is a Lindenhurst native. Top international model Linda Morand was born in Lindenhurst. Famous game show host Jack Barry grew up in Lindenhurst and was valedictorian at Lindenhurst High School.

The Lindenhurst community was named for the linden trees growing in the area.

Former and merged names include: Breslau
16% of Lindenhurst residents report German ancestry, and 21% report Irish.

Lindenhurst used to be famous for having so many bars in 1 square mile. I forgot how many, but it was a lot!

I hope you enjoyed reading this post as much as I enjoyed writing it!

Federal Tax Credits For Energy Efficient Home Improvements

Federal Tax Credits For Energy Efficient Home Improvements

My husband and I decided we really need to replace our windows. They are 16 years old and it's time.

We went to the NARI Show at the Farmingdale College in February and discovered with windows, you can get up to $1500.00 back from the good 'ol government! I like free money! It's only "free" if you do not owe money on your taxes. If you do, then the $1500.00 will go towards your tax bill. If you get refunds, then it's free money! Oooo-la-la!

So, the information hound I am, I had to do some research. Here is a link to the Energy Efficient site: Energy Star

Read it carefully because some of these tax credits have different expiration dates, limits, only primary residences, etc.
I can say that rentals do not qualify!

Short Sale Federal Program To Start April 5th, 2010

Short Sale Federal Program To Start April 5th, 2010
For those of you that do not know, the Obama administration is trying to encourage home owners to take the short sale route to avoid foreclosure.

In short, (no pun intended :)) a short sale is when you have to sell your home for less than what you owe on your mortgage. It's also better on your credit than a foreclosure. As of now, it will take 3 to 5 years before you can get a mortgage. With a foreclosure, you are looking at, at least 10 years or more before you can get another mortgage.

This new short sale program is also to curtail fraud among the mortgage banking system.

Beginning April 5th, lenders will have to consult with real estate practicioners to assess home values and a minimum acceptable offer. Then they must accept any offer that is equal to or higher than the assessed home value. Right now, banks will not divulge the minimum they will take until an offer on the home is presented. If the bank feels the offer is too low, then they will negotiate to try to get a higher price.

The program will also offer a cash payment to the home owner, as well as to the servicer and a second lien-holder, and will protect future lender lawsuits for the unpaid mortgage balance.
Over the next 6 months or so, we'll see how it goes. It's going to be interesting for sure!
