Comparable Market Analysis When Selling Your Home: What It Means
Thinking about selling your home? The most important thing is determining the current market value of your home. Even though there are websites that claim they can give you an estimate of your home's value, they are usually off by as much as +/- 30% and neither is good. Why? Obviously you do not want to under price your home. When that happens you will lose thousands. Overpriced, your home will sit and you will not get a single offer and will have very little showings.
The most valuable tool for me, as a Realtor, and you, the homeowner, is the Comparable Market Analysis otherwise known as the CMA. This analysis shows where the market was let's say six and three months ago compared to now. Going back six and three months sounds like a lot but showing you where the market was compared to now will save you grief in the long run.
In the CMA, you will see homes comparable to yours that have recently sold, under contract, and even expired listings. Most listings that expire are due to being overpriced and the homes never sold. Then a month later that same home will be back on the market at market value and then it sells. It's not worth "trying" a higher price first because it's never going to sell and I wouldn't take an overpriced listing. Proof is in the Comparable Market Analysis.
Also, bank appraisers are going to see the same thing as I see so even on the slim chance you get a buyer for your overpriced home, their bank will not give your buyers a mortgage especially now given the past history of the mortgage crisis.
As a Realtor, I'm emotionally detached from your home so my CMA is honest. If you are truly serious about selling your home, you also have to become emotionally detached. Believe me, I know it's difficult to hear that but it's true.
Just make sure you know why you are selling and keep an open mind when sitting down with me as we go over the CMA.

Getting engaged is a wonderful time in a couple's life. You are looking forward to a bright future together. Now comes the testing period.
You are going to see how well you both work together. You are making major decisions when it comes to your wedding plans. You are also going to disagree. How you handle these disagreements is what matters. And it's usually the little things that makes couples nuts. Don't let that happen. You are in control about how stress-free you will be during this time.
Keep in mind that the wedding itself is not as important as you are to each other. So what if the date you wanted is not available at the venue you've dreamed about all your life. It doesn't matter. HOA Rules: Know What They Are Before Buying A Condo, Townhouse or Co-Op
HOA means Homeowners Association.
There are rules put in place to keep the condo or townhome development consistent like the outside of each home are the same color vinyl siding, the outside of the front doors have to be the same color, etc. I find this not to be a big deal. Where I live there are 12 townhomes so things are more relaxed here. My development is 14 years old so repainting the outside front door with the original color is impossible. Painting it close to the original color is fine which is what I did last year.
Some developments, however, are more strict. Co-op developments for example will not let you have a gas grill on the balconies or will not let you nail anything into the balcony decks. This is because you do not own the co-op unit, you own shares. You are responsible for the walls in. I find that most shareholders will do what they want when it comes to co-ops.
If you are deciding to buy a condo, townhome or co-op, read the Offering Plan before signing the contract to purchase. Usually your Attorney will read it but you need to also. You need to understand the rules and decide if you can live with those rules or not. Doing your homework may save you disappointment down the road.

This workshop is to educate, teach you to become involved in the effort to reduce the unrestricted breeding of feral and abandoned cats.
Learn from the successful programs. Public officials are encouraged to attend the first hour of the program to get an overall view of some successful collaborative/cost-effective programs.
Ideas and proven methods for successful trapping will be shared, as well as how to organize a successful TNR program or day. Transport to spay-neuter clinics, rehab protocols and colony management and monitoring will be covered. Learn tricks to trap those hard to catch kitties. How to find spay-neuter resources and recruitment and training of those who really want to make a difference will be on the agenda as well.

Ladies, If You Think You Can't Do A "Man's" Job, Think Again!
Meet my Mom...the long-haul, Big Rig Driver!
When Mom met her husband, she would go with him on his long runs across the country. After a while she decided to get her CDL license. Then she and her husband were a team which means more money.
According to DOT Laws, 1 driver can drive no more than 8 hours so 2 people get 8 hours each which means more driving time.
Their run was always from Long Island to California. It would take them 3 days max one way. They would always have a load to take back as well. Then of course another pick-up and back to California they went.
If you live in California then you know how the highways are there. There is just enough room for a big rig to fit in one lane. But Mom did it with no problem. Me? You wouldn't catch me dead driving a big rig for a living!
All the men truckers loved my Mom. She is a big time tea drinker so they all gave her a handle name: Tea Cup.
She would tell me inside things like, a lounge lizard is a prostitute at the truck stops. An alligator in the road is a blown out tire in the middle of a lane and every trucker would warn each other about the gators, lol. Truck drivers are like one huge road family and they all look out for each other.
The only bad experience she had was while she was attending driving school. It was her turn to drive on the Long Island Expressway and it was raining. Next thing you know, the truck started to jack-knife out of nowhere. The steering wheel is very hard to control at that point and it ripped the skin off of some of her fingers. The instructor should have taken control but he didn't because he ended up going into shock. Mom was left to fend for herself. Luckily, no one was hit but the Long Island Expressway was shut down for hours.
The instructor ended up suing her for $1M. It never came to pass because the instructor never took over like he should have. He was a professional driver himself and he never should have panicked.
Did all of this deter my Mom? No. She got her CDL license and drove a big rig for a living and the money was really good. Between her and her husband they made over $150,000 a year.
She retired from driving 5 years ago. Why? It was time for her to be with her grandchildren and to be home again. The downside to driving long-haul is that you are never home. When they did come home, it was literally for one day a month. She was done with that.
So, the next time you think you can't do a job that is traditionally meant for men, think again and think of my Mom!

When Mom met her husband, she would go with him on his long runs across the country. After a while she decided to get her CDL license. Then she and her husband were a team which means more money.
According to DOT Laws, 1 driver can drive no more than 8 hours so 2 people get 8 hours each which means more driving time.
Their run was always from Long Island to California. It would take them 3 days max one way. They would always have a load to take back as well. Then of course another pick-up and back to California they went.
If you live in California then you know how the highways are there. There is just enough room for a big rig to fit in one lane. But Mom did it with no problem. Me? You wouldn't catch me dead driving a big rig for a living!
All the men truckers loved my Mom. She is a big time tea drinker so they all gave her a handle name: Tea Cup.
She would tell me inside things like, a lounge lizard is a prostitute at the truck stops. An alligator in the road is a blown out tire in the middle of a lane and every trucker would warn each other about the gators, lol. Truck drivers are like one huge road family and they all look out for each other.
The only bad experience she had was while she was attending driving school. It was her turn to drive on the Long Island Expressway and it was raining. Next thing you know, the truck started to jack-knife out of nowhere. The steering wheel is very hard to control at that point and it ripped the skin off of some of her fingers. The instructor should have taken control but he didn't because he ended up going into shock. Mom was left to fend for herself. Luckily, no one was hit but the Long Island Expressway was shut down for hours.
The instructor ended up suing her for $1M. It never came to pass because the instructor never took over like he should have. He was a professional driver himself and he never should have panicked.
Did all of this deter my Mom? No. She got her CDL license and drove a big rig for a living and the money was really good. Between her and her husband they made over $150,000 a year.
She retired from driving 5 years ago. Why? It was time for her to be with her grandchildren and to be home again. The downside to driving long-haul is that you are never home. When they did come home, it was literally for one day a month. She was done with that.
So, the next time you think you can't do a job that is traditionally meant for men, think again and think of my Mom!

Federal Short Sale Program To Start April 5th, 2010
For those of you that do not know, the Obama administration is trying to encourage home owners to take the short sale route to avoid foreclosure. That is the best thing you can do for yourself. I know it's difficult facing the fact that you are losing your home. Read on to see the difference between a short sale and a foreclosure.
In short, (no pun intended :)) a short sale is when you have to sell your home for less than what you owe on your mortgage. It's also better on your credit than a foreclosure. As of now, it will take 3 to 5 years before you can get a mortgage. With a foreclosure, you are looking at, at least 10 years or more before you can get another mortgage.
This new short sale program is also to curtail fraud among the mortgage banking system.
Beginning April 5th, lenders will have to consult with real estate practicioners to assess home values and a minimum acceptable offer. Then they must accept any offer that is equal to or higher than the assessed home value. Right now, banks will not divulge the minimum they will take until an offer on the home is presented. If the bank feels the offer is too low, then they will negotiate to try to get a higher price.
The program will also offer a cash payment to the home owner, as well as to the servicer and a second lien-holder, and will protect future lender lawsuits for the unpaid mortgage balance.
Over the next 6 months or so, we'll see how it goes. It's going to be interesting for sure since this is a non-mandated program. No one is forcing the banks to process short sales faster.
